LTNekilnojamojo turto (NT ) rinkos brandumas yra svarbus veiksnys analizuojant rinkos potencialą, investicijų saugumą ir grąžą. Šis veiksnys turi įtakos rinkos patrauklumui ir konkurencingumui globaliu mastu. Lietuvos NT rinkos brandumo plėtra – tai rinkos formavimo ir plėtros proceso dalis, turinti tam tikrų ypatumų. Subrendusią NT rinką ir jos brandumo laipsnį galima analizuoti atsižvelgiant į investicinį rinkos klimatą, NT prekybos efektyvumą, palankią įstatyminę bazę ir jos standartizavimo lygį, NT rinkos skaidrumą, šios rinkos dalyvių laisvę. Analizuojant pereinamosios ekonomikos NT rinkos brandumą atsiranda papildomų šios ekonomikos šalims būdingų veiksnių, turinčių įtakos rinkos formavimuisi ir jos brandumui. Straipsnyje analizuojami ir apibendrinami Lietuvos NT rinkos brandumo ypatumai ir aptariami brandumą apibūdinantys veiksniai. ENThe of term property market maturity is not widely analysed in the academic literature. This term became more acknowledged when new markets have nurtured the creation of property markets. The evolution of property market in Lithuania is an integral part of the transformation process from command to capitalist economy. It is an evolving concept determined by the market development and specific market transformation mechanisms of attractiveness and competition. The evolution of the Lithuanian property market might be distinguished by the processes of legal framework and tax restructurisation, institutional reforms, inflow of direct foreign investments, development of financial services in the market. This article deals with property market maturity in Lithuania, based on six principal factors such as real estate service provision, market information availability, property investment market, importance of non-domestic actors in the market, domestic property market culture, and the efficiency of processes in the market in the context of the country’s historical development. The results indicate that the Lithuanian property market is still in its development process. The processes of transition have increased the market, attractiveness. Some factors have reached a mature state, whereas others are being influenced by the cultural and historical heritage. Legal framework, institutional reforms, foreign investors in the market and macro economy of the country are the main factors accelerating the country’s transition to the market economy. In addition, Lithuanian legislation adopted new legal acts on Collective Investment Undertaking, providing a possibility for real estate funds to operate. This type of investment has a great potential in the market.This type of investment has a great potential in the market. Finally, although the property market plays the dominant role in the economy, it is important to have a balanced proportion between all the market sectors in order to achieve market efficiency.
