Komercinių objektų rinkos raida Baltijos šalyse

LTStraipsnyje nagrinėjamas Baltijos šalyse esančių ir statomų komercinių objektų rinkos formavimasis, tendencijos ir dėsningumai per praėjusius penkerius metus, pasikeitus politiniams, ekonominiams ir socialiniams santykiams, šiose valstybėse atkūrus nepriklausomybę. Apžvelgiami pagrindiniai šiuolaikinių komercinių objektų statybos reikalavimai, siekiant gauti didžiausios naudos juos eksploatuojant. Išskiriami pagrindiniai komercinių objektų funkcionavimo rodikliai kaimyninėse Baltijos šalyse. Pabrėžiama, kad tirti ir vertinti įvairius komercinių objektų variantus geriausiai tinka sistemotechniniai vertinimo metodai, ypač ELECTRE III metodas.

ENThe article aims to review the real estate zoning in Vilnius and generally in Lithuania with the emphasis on investment in the commercial objects, structure of the market data, its classification, the way of presenting it to the client, the peculiarities of the real estate management and consistent patterns. Taking into account the results of market analysis it would be possible to determine the efficiency of the investment project in question, the actual profit and expedience and to discuss the ELECTRE III method which is applied in selecting the optimal variants from the variety of equivalent ones when investing into the commercial objects.
