The Interaction between the migration of human resources and the prices of housing: Lithuanian case

LTŠiame straipsnyje analizuojama gyvenamojo nekilnojamojo turto kainų pokyčių ir žmogiškųjų išteklių migracijos dydžio ir krypčių Lietuvoje pokyčių dinamika 2008–2017 metais, pateikus skaičiavimo modelį ir Lietuvos regionus suskirsčius į klasterio grupes. Tai leidžia modeliuoti žmogiškųjų išteklių migracijos kryptis, jų dydžius ir prognozuoti galimus nekilnojamojo turto kainų rinkos pokyčius skirtinguose regionuose, investicijų pobūdžio ir apimčių poreikį. Tyrimo rezultatai gali būti panaudoti prognozuojant nekilnojamojo turto kainą, gerinant nekilnojamojo turto vertinimo metodologiją. Tokia prieiga leistų įvertinti nekilnojamojo turto objekto kainą regione, kuriame anksčiau tokio tipo objektas nebuvo parduodamas.

ENIn this article, the dynamics of price changes of housing and changes of size and directions of migration of human resources in Lithuania during the period of 2008–2017 has been analysed introducing the model of calculation and dividing the regions of Lithuania into cluster groups. This would allow the modelling of the migration of human resources directions and its sizes and forecasting the possible changes in real estate prices market in different regions, the demand for investment types and amounts. The results of the research can be used for the forecasting of the prices of real estate, as well as improving the evaluation methodology of real estate. This access would let us set the price of real estate in the region where such type of object could not be sold before.
