LTIšskirta tyrimo problema: kokie veiksniai ir kokį poveikį daro sutelktinio finansavimo nekilnojamojo turto projektų finansavimo sėkmei? Tyrimo tikslas – atlikus sutelktinio finansavimo sampratos bei ankstesnių empirinių tyrimų analizę, parengus tyrimo metodiką bei atlikus tyrimą, įvertinti sutelktinio finansavimo nekilnojamojo turto projektų finansavimo sėkmę lemiančius veiksnius. Tyrimo objektas – sutelktinio finansavimo nekilnojamojo turto projektų finansavimo sėkmę lemiantys veiksniai. Tyrimo metodai – mokslinės literatūros ir aprašomoji analizės, daugialypė tiesinė regresija [p. 147].

ENThe growing willingness of the population to invest, the search for alternative financing options by owners of small and medium-sized enterprises and technological opportunities in the financial market have led to the emergence of crowdfunding. Crowdfunding has spread rapidly around the world and over the years it has reached Lithuania. The novelty of real estate project crowdfunding compared to other financial instruments and its growing popularity among investors and project owners have raised researchers interest in this area. Nevertheless, there are relatively few studies in this area. However, none of them have been carried out in the Lithuanian context with loan-based real estate project crowdfunding, which makes the study of this area particularly relevant. The analysis of 812 real estate projects revealed that the financing time of crowdfunded real estate projects increases as the project seeks to raise a larger target amount. Furthermore, it has been observed that investors are making faster decisions to invest in projects with a shorter project time and a higher credit rating. At the same time, investors’ tolerance of a higher LTV ratio suggests that they believe in the success of projects.
